1About this document

This page sets out the terms of use for AliJaa, including alijaa.com, the host dashboard at host.alijaa.com, and the AliJaa and AliJaa Host Android apps. It defines the relationship between guests, hosts and AliJaa. Please read it carefully before requesting a booking or listing a property.

Using AliJaa, including searching, viewing listings, submitting a booking request or creating an account, means accepting these terms. If you disagree with any part, please do not use the service.

AliJaa may update these terms. Material changes are published with a new version number and effective date; previous versions remain available below. Each request is governed by the version accepted and saved when it was submitted. Reservations requested or confirmed before a new version remain subject to the previous version.

2Who we are

AliJaa is an online business holding an electronic trust badge (eNAMAD). Proprietor: Ali Jorfy. Address: Ground floor, No. 147, Shahid Piryayi (Abhari) Street, Shahid Abadchi (Sheikh Baha) Street, Kuy-e Enghelab, Ahvaz, Khuzestan.

Official contact channels: Phone support: +98 937 051 4658; landline: 02191097811 (9 am–6 pm Tehran time); email: support@alijaa.com. Any other number, account or page contacting you in AliJaa's name does not represent AliJaa.

3Key definitions

AliJaa is the service providing this website, host dashboard and apps. A host lists a property for short stays. A guest requests a booking at that property. A property is a place the host presents with photos, amenities, prices and house rules. A reservation is an agreement for a stay with specified dates and guest numbers; confirmation is explained under Online booking requests.

4AliJaa's role

AliJaa does not provide accommodation itself. We do not own, manage or operate the properties and do not prepare, clean or hand them over. AliJaa provides a platform for guests to find suitable stays and hosts to present their properties, and helps coordinate and follow up reservations between them.

Properties are reviewed before publication. The host's identity and ownership or right to let are verified before publication. Hosts who fail to meet their obligations may be suspended or removed.

5Current service availability

AliJaa is in its launch phase and the number of published properties is still limited. Some destinations and property types are marked Coming soon.

Online requests are available only where the request button is enabled and are subject to the Online booking requests section. Payment begins only after host approval, from that request's page; see Payment and payment security. Booking requests are submitted only through the website. Phone support is available at +98 937 051 4658.

For eligible online reservations, reviews can be submitted from the check-out time saved with the reservation. Reviews from test reservations are not published.

6Accounts

Where online booking is available, guests sign in using a supported local mobile number and a code sent by text. An account is created on first sign-in, with no password; adding a name is optional. Each visit extends the session for up to one year, with an absolute limit of two years after sign-in. You can log out at any time, or log out of all devices from your account page.

Hosts also access the dashboard using a mobile number and text verification code. They can view signed-in devices and revoke individual sessions.

Each mobile number creates one guest account. Information you provide must be accurate and current. Anyone under 18 must use the service under the supervision of a parent or legal guardian.

You are responsible for activity through your account, which cannot be transferred. If you suspect unauthorised access, contact support immediately.

7Property details and prices

Each host supplies the photos, description, amenities, capacity, house rules and prices for their property. AliJaa reviews them before publication, but the host remains responsible for their accuracy.

Nightly prices may vary by weekday, public holiday, Nowruz and season. For online requests, the final amount is saved in the request invoice and does not change when the host approves.

Map locations are approximate. The exact address and host contact details are provided to the guest after the reservation is confirmed.

8Requests and support

Booking requests are submitted only through the website, including the AliJaa apps that open this website, following the Online booking requests process. Support is available by phone at +98 937 051 4658. Reservations cannot be created or confirmed outside the website by message or phone call.

Reservations made, paid for or confirmed outside the website through support before 12 October 2026, when version 1.3 was published, remain subject to version 1.2 below and the terms support provided in writing before payment. Changes to dates or guest numbers after confirmation require a new agreement.

9Payment and payment security

Payment begins only after host approval and from the relevant request page. AliJaa never asks you to transfer money to a personal card or bank account.

Requests are submitted and tracked on the website. If someone claiming to be AliJaa asks by message or phone for a card or account transfer, or anything seems suspicious, do not pay. First call support at +98 937 051 4658 or the published landline 02191097811, available 9 am–6 pm Tehran time.

AliJaa support never asks for your card PIN, CVV2, bank one-time password or AliJaa sign-in code. Card or IBAN details are requested only for refunds. Payment card details are entered only in your own banking app or bank gateway, never on the AliJaa website or app.

The host is paid after the guest checks in, not before.

10Cancellations and refunds

Each property has one of the following three cancellation policies. Its policy is shown on the listing and saved with an online request:

Flexible: cancel at least 1 day before check-in for a full refund. After that, the first night is deducted and the remainder refunded.

Moderate: cancel at least 3 days before check-in for a full refund. With less notice, the first night plus 15% of the remaining nights is deducted.

Strict: cancel at least 5 days before check-in and 25% of the total is deducted. With less notice, the first night plus 60% of the remaining nights is deducted.

Cancel an online request from its own page. The refundable amount is shown before final confirmation; the time the cancellation is completed determines the calculation. Time before check-in is measured in Tehran time. Deductions apply to the paid accommodation amount and are rounded down to the nearest 1,000 toman in the guest's favour. The remainder is returned to the card or IBAN you provide, no later than 7 working days after receiving those details.

If the host cancels or fails to provide check-in, the full amount paid to AliJaa is refunded without deduction. AliJaa will try to suggest an alternative; you decide whether to accept it.

If the property clearly differs from the listing, contact support before settling in so it can be investigated. Reporting after the stay makes investigation harder.

11Statutory consumer rights take precedence

Where applicable e-commerce law, consumer protection law or another mandatory rule gives the guest a right, including withdrawal, an immediate or earlier refund, or a full refund if obligations cannot be met, that right overrides cancellation policies, deductions and the 7-working-day limit. This applies to guest cancellations, host cancellations or no-shows, and money received before confirmation.

Support must apply these rights directly and must not refer the guest elsewhere. Seven working days is only a maximum where the law does not require a shorter period. Any term contrary to mandatory law has no effect. Cancellation time, receipt of refund details, the decision and transfer reference are recorded.

12House rules and guest responsibilities

Guest numbers must not exceed the stated capacity. Check-in and check-out times, pet rules, event permissions and other property rules are shown on the listing and form part of the booking agreement.

Guests must return the property in the condition in which it was received. Guests are responsible for damage to the property or its contents; settlement is arranged between guest and host.

Guests must comply with applicable local laws, building or complex rules, and respect neighbours.

The host may ask to see valid identification for the lead guest at check-in.

13Host responsibilities

Hosts must provide accurate, current information and photos, maintain correct calendars and prices, and deliver the property clean and ready for the agreed dates.

Hosts must own the property or have a legal right to let it. AliJaa checks identity and ownership documents before publication.

Hosts must contact support to cancel a confirmed reservation. Cancellation without a valid reason may lead to temporary or permanent account suspension.

14AliJaa's responsibilities and limitations

AliJaa works to keep information accurate and the service available, but does not guarantee that host-provided information is free of errors or that access is uninterrupted.

AliJaa's responsibility is limited to providing the platform and meeting the obligations accepted in this document. Indirect losses, such as travel costs or losses caused by changed plans, are excluded unless the law requires otherwise.

This section does not limit your statutory rights, particularly those described under Statutory consumer rights take precedence.

15Content and reviews

Hosts retain ownership of the text, photos and public profile information they submit, including property descriptions, photos, first names, profile images and introductions. Submission permits AliJaa to display this content on the website, dashboard and apps and to use it to promote that property. This permission never includes identity or ownership documents or private information.

Content that is unlawful, abusive, misleading or infringes others' rights may be removed.

The reservation holder may submit one review after the stay, including text and six ratings. Publication requires the guest's explicit consent and team review. Published content includes the text, ratings and first name. A low rating alone is not a reason to withhold a review; reasons for non-publication are shown on the trip page.

Confirming check-in only records the guest's statement and does not remove the right to report a problem. Issue reports and team responses appear privately on the trip page. Submitting a report does not itself cancel a reservation or issue a refund.

16Communications

AliJaa sends text messages for sign-in codes and updates about the same request or reservation, including submission, host approval or rejection, payment, expiry and cancellation. Support may call to coordinate that request or reservation.

Marketing messages are sent only with your consent.

17Suspension and service interruptions

AliJaa may suspend or block accounts that breach these terms, submit inaccurate information or harm other users.

The service may be temporarily unavailable for maintenance or updates. We aim to keep interruptions short.

18Governing law and disputes

Applicable e-commerce, consumer-protection and mandatory local laws govern these terms.

If a dispute arises, we first seek an amicable solution through AliJaa support. You may also submit a complaint through eNAMAD; competent courts have final jurisdiction.

In a force majeure event, such as a natural disaster, nationwide network outage or government restriction, obligations that cannot be performed are suspended until the circumstances end. This does not remove the right to a refund for services not provided.

19Contact us

Questions about these terms, reservations or properties: Phone support: +98 937 051 4658; landline: 02191097811 (9 am–6 pm Tehran time); email: support@alijaa.com.

20Online booking requests

Submitting a request is free. The account holder is the lead guest. Each guest can have up to three open requests at once; confirmed reservations do not count towards this limit.

The host accepts or declines each request. The AliJaa team may respond on the host's behalf, and the decision-maker is recorded. Requests submitted from 8 am to before 11 pm Tehran time have a 30-minute response window. Requests before 8 am have until 9 am the same day; requests from 11 pm have until 9 am the next day. The selected dates are held during this period and the outcome is sent by text. Without a response, the request expires and dates are released. There is no automatic approval.

Host approval starts a separate 30-minute window to pay the full amount. Approval alone does not confirm a reservation. Confirmation requires valid receipt of payment within the deadline and continued availability. When the payment window ends, the request expires and dates are released.

The amount, dates and cancellation policy are saved when the request is submitted and do not change with host approval. The property's cancellation policy applies; the refundable amount is shown before cancellation. Recording a refundable amount does not mean that the transfer has been completed. Refund processing status is separate from reservation status.

Declining or cancelling an unpaid request is free. Money received after cancellation or expiry without reservation confirmation is recorded for refund and followed up by support. Statutory consumer rights take precedence.

If a gateway payment is cancelled or fails but money was debited, the payment network automatically returns it to the same account usually within 72 hours. While a payment is still being checked, its status is shown on the reservation page and this automatic-return statement does not apply. This automatic return is separate from reservation-cancellation refunds and their stated deadlines.

Earlier payments and confirmed reservations remain subject to their saved amounts and terms. After the required payment is received and confirmation completed, the saved exact address and location and the host account's mobile number are shown only to the reservation holder on the trip page. Missing details or matters needing attention are coordinated through support.

21Acceptance by submitting a request

Before the Submit booking request button, the review page shows dates and guest numbers, property rules, cancellation dates and amounts, the payable amount, and links to these terms and the privacy policy. Selecting Submit booking request accepts the current terms, privacy policy and property rules. There is no separate checkbox.

AliJaa saves the terms version, property-rules version and server submission time with each request. If rules or prices change between viewing and submission, the request is not created; the updated version is shown before another attempt. Acceptance does not restrict statutory consumer rights.

22Check-in guarantee

You pay AliJaa, not the host. Payment is released to the host after check-in and verification that the booking is in order.

The guarantee covers three cases: the property is not handed over, it does not match the listing, or it has not been cleaned. Report the issue from your trip page by 10 am on the day after check-in; for stays of 3 nights or more, by 10 am on the day before check-out. Support investigates and, if approved, refunds the full amount without a fee.

This guarantee does not reduce statutory consumer rights or the Cancellations and refunds provisions. Where those are more favourable to the guest, they apply.

Previous version — 1.3 (effective: )

This archived text is no longer updated. It applies to reservations confirmed while it was effective and payments made before the next version but confirmed afterwards; see Payments awaiting confirmation in the applicable terms.

1. About this document

2. Who we are

AliJaa is an online business holding an electronic trust badge (eNAMAD). Proprietor: Ali Jorfy. Address: Ground floor, No. 147, Shahid Piryayi (Abhari) Street, Shahid Abadchi (Sheikh Baha) Street, Kuy-e Enghelab, Ahvaz, Khuzestan.

Official contact channels: Phone support: +98 937 051 4658; landline: 02191097811 (9 am–6 pm Tehran time); email: support@alijaa.com. Any other number, account or page contacting you in AliJaa's name does not represent AliJaa.

3. Key definitions

4. AliJaa's role

5. Current service availability

AliJaa is in its launch phase and the number of published properties is still limited. Some destinations and property types are marked Coming soon.

Online requests operate only where the button is enabled and follow Online booking requests. Until the bank gateway is connected, payment is simulated with no real money moved or debited. Payment starts only after host approval from the request page. Requests are submitted only through the website; phone support is available at +98 937 051 4658.

For eligible online reservations, reviews can be submitted from the check-out time saved with the reservation. Reviews from test reservations are not published.

6. Accounts

7. Property details and prices

8. Requests and support

Booking requests are submitted only through the website, including the AliJaa apps that open this website, following the Online booking requests process. Support is available by phone at +98 937 051 4658. Reservations cannot be created or confirmed outside the website by message or phone call.

Reservations submitted, paid or confirmed outside the website before this version remain subject to version 1.2 below and the terms supplied in writing before payment. Changes to dates or guest numbers after confirmation need a new agreement.

9. Payment and payment security

Payment starts only after host approval from the request page. AliJaa never asks for transfers to a personal card or account. Test payment is not receipt of real money.

10. Cancellations and refunds

11. Statutory consumer rights take precedence

12. House rules and guest responsibilities

13. Host responsibilities

14. AliJaa's responsibilities and limitations

15. Content and reviews

16. Communications

AliJaa sends text messages for sign-in codes and updates about the same request or reservation, including submission, host approval or rejection, payment, expiry and cancellation. Support may call to coordinate that request or reservation.

Marketing messages are sent only with your consent.

17. Suspension and service interruptions

AliJaa may suspend or block accounts that breach these terms, submit inaccurate information or harm other users.

The service may be temporarily unavailable for maintenance or updates. We aim to keep interruptions short.

18. Governing law and disputes

19. Contact us

Questions about these terms, reservations or properties: Phone support: +98 937 051 4658; landline: 02191097811 (9 am–6 pm Tehran time); email: support@alijaa.com.

20. Online booking requests

Earlier payments and confirmed reservations remain subject to their saved amounts and terms. After the required payment is received and confirmation completed, the saved exact address and location and the host account's mobile number are shown only to the reservation holder on the trip page. Missing details or matters needing attention are coordinated through support.

21. Acceptance by submitting a request

22. Check-in guarantee

Previous version — 1.2 (effective: )

This archived text is no longer updated. It applies to reservations confirmed while it was effective and payments made before the next version but confirmed afterwards; see Payments awaiting confirmation in the applicable terms.

1. About this document

Material changes have a new version and effective date, with earlier versions available below. Reservations remain governed by the version effective at confirmation. Payments made before a new version but awaiting confirmation are covered by Payments awaiting confirmation during a version change.

2. Who we are

AliJaa is an online business holding an electronic trust badge (eNAMAD). Proprietor: Ali Jorfy. Address: Ground floor, No. 147, Shahid Piryayi (Abhari) Street, Shahid Abadchi (Sheikh Baha) Street, Kuy-e Enghelab, Ahvaz, Khuzestan.

Official contact channels: Phone 02191097811 (9 am–6 pm Tehran time), WhatsApp 09370514658 (only through alijaa.com links), email support@alijaa.com. Any other number, account or page contacting you in AliJaa's name does not represent AliJaa.

3. Key definitions

AliJaa provides this website, host dashboard and apps. Hosts list properties for short stays; guests request bookings. Listings present photos, amenities, prices and rules. A reservation specifies dates and guest numbers; confirmation follows the applicable online-request or WhatsApp process.

4. AliJaa's role

5. Current service availability

AliJaa is in its launch phase and the number of published properties is still limited. Some destinations and property types are marked Coming soon.

Online requests are enabled only where the button is shown and follow Online booking requests. Until a bank gateway is connected, the gateway is a test simulator: no real money moves or is debited. Real payments take place only under Payment and payment security with written support instructions. WhatsApp reservations remain subject to that section.

For eligible online reservations, reviews can be submitted from the check-out time saved with the reservation. Reviews from test reservations are not published.

6. Accounts

Guests sign in using a supported local mobile number and text verification code. An account is created at first sign-in without a password; adding a name is optional. In this version, sign-in lasted up to seven days on the same browser and could be ended at any time.

7. Property details and prices

Each host supplies the photos, description, amenities, capacity, house rules and prices for their property. AliJaa reviews them before publication, but the host remains responsible for their accuracy.

Prices may vary by weekday, holidays, Nowruz and season. Online-request totals are saved in the invoice and do not change after team approval. WhatsApp website calculations are estimates; support confirms the final price in writing before payment.

Map locations are approximate. The exact address and host contact details are provided to the guest after the reservation is confirmed.

8. Booking through WhatsApp

Send your request using the listing's WhatsApp button or official alijaa.com support links. Support checks availability with the host.

Before payment, support sends the property name, check-in and check-out dates, guest numbers, total in toman, cancellation policy, destination account or card and recipient name in writing in the same conversation. Do not pay before receiving it.

Payment instructions are valid for two hours. After that, obtain fresh written instructions. Pay the full amount and send the receipt in the same conversation.

A reservation becomes confirmed only by support's written confirmation, sent within two working hours, 9 am–6 pm Tehran time, after payment. Support then sends the exact address and host contact details.

If confirmation is not completed, for example because dates are unavailable, the host declines or no confirmation arrives within two working hours, no reservation exists and no deduction applies. The full amount is refunded immediately after card or IBAN details are received. You may also withdraw and receive a full refund if confirmation misses that deadline.

Payments awaiting confirmation during a version change remain governed by the version, price, cancellation policy and payment method provided in writing before payment. Publishing a new version does not restart the two-working-hour confirmation window. If confirmation does not arrive, the full amount is refunded as above.

For requests still unpaid when a new version is published, even if earlier payment instructions remain valid, support must provide the new version and any changed terms or payment method in writing before payment. Payment takes place only after that message.

Previously confirmed reservations remain governed by the previous version and what support stated in writing before payment. Later changes to dates or guest numbers require a new agreement.

9. Payment and payment security

For WhatsApp reservations, payments go only to an account named Ali Jorfy receiving on AliJaa's behalf, and refund obligations apply. For online requests, payment starts only after team approval from the request page. Test payments are not receipt of real money.

The official WhatsApp booking channel is 09370514658, reached through alijaa.com. Online requests are submitted and tracked on the website. If the WhatsApp payment recipient or card differs, dates or amounts change, another number contacts you, or anything seems suspicious, do not pay. Call the published number 02191097811, 9 am–6 pm Tehran time.

10. Cancellations and refunds

Each property has one of these three cancellation policies, shown on its page and saved with an online request. For WhatsApp reservations it is also sent in writing before payment:

Flexible: cancel at least 1 day before check-in for a full refund. After that, the first night is deducted and the remainder refunded.

Moderate: cancel at least 3 days before check-in for a full refund. With less notice, the first night plus 15% of the remaining nights is deducted.

Strict: cancel at least 5 days before check-in and 25% of the total is deducted. With less notice, the first night plus 60% of the remaining nights is deducted.

Cancel online requests from their page, where the refundable amount is shown before confirmation. The completed cancellation time is used. For WhatsApp, send the request in the same conversation; that message time applies. Time before check-in is measured in Tehran time. Deductions use the paid accommodation amount, rounded down to the nearest 1,000 toman in the guest's favour. The remainder is refunded to the supplied card or IBAN within 7 working days of receipt.

11. Statutory consumer rights take precedence

12. House rules and guest responsibilities

13. Host responsibilities

14. AliJaa's responsibilities and limitations

15. Content and reviews

16. Communications

AliJaa text messages are only for sign-in codes. You initiate WhatsApp conversations; support may call or message to coordinate the same request or reservation.

19. Contact us

Questions about these terms, reservations or properties: Phone 02191097811 (9 am–6 pm Tehran time), WhatsApp 09370514658 (only through alijaa.com links), email support@alijaa.com.

20. Online booking requests

Submitting a request is free. The account holder is the lead guest. Each guest can have up to three open requests at once; confirmed reservations do not count towards this limit.

In this version, the AliJaa team had 30 minutes from submission to approve or decline, at any hour. Dates were held during that time. Without a response, the request expired and dates were released; there was no automatic approval.

Team approval starts a separate 30-minute full-payment window. Approval alone does not confirm a reservation. Confirmation requires valid receipt within the deadline and continued availability. On expiry, the request ends and dates are released.

The amount, dates and cancellation policy are saved on submission and do not change with team approval. The refundable amount is shown before cancellation. Recording it does not mean a transfer has completed; refund processing and reservation status are separate.

Declining or cancelling an unpaid request is free. Money received after cancellation or expiry without reservation confirmation is recorded for refund and followed up by support. Statutory consumer rights take precedence.

Earlier payments and confirmed reservations remain subject to their saved amounts and terms. After the required payment is received and confirmation completed, the saved exact address and location and the host account's mobile number are shown only to the reservation holder on the trip page. Missing details or matters needing attention are coordinated through support.

Previous version — 1.1 (effective: )

This archived text is no longer updated. It applies to reservations confirmed while it was effective and payments made before the next version but confirmed afterwards; see Payments awaiting confirmation in the applicable terms.

1. About this document

Official contact channels: Phone 02191097811 (9 am–6 pm Tehran time) · WhatsApp 09370514658 (only through alijaa.com links) · email support@alijaa.com. Any other number, account or page contacting you in AliJaa's name does not represent AliJaa.

3. Key definitions

AliJaa provides this website, host dashboard and apps. A host lists a short-stay property; a guest requests a stay. A property is presented with photos, amenities, prices and rules. A reservation is an agreement for specified dates and guest numbers, confirmed after payment and written support approval.

4. AliJaa's role

5. Current service availability

AliJaa is in its launch phase and the number of published properties is still limited. Some destinations and property types are marked Coming soon.

At this version's publication, online booking and payment were temporarily disabled. Reservations were made only through official support WhatsApp under the WhatsApp booking section. A new version would be published before online payment resumed.

Guest review submission was not yet available.

6. Accounts

Guests sign in using a supported local mobile number and text verification code. An account is created at first sign-in without a password; adding a name is optional. In this version, sign-in lasted up to seven days on the same browser and could be ended at any time.

7. Property details and prices

Each host supplies the photos, description, amenities, capacity, house rules and prices for their property. AliJaa reviews them before publication, but the host remains responsible for their accuracy.

Prices may vary by weekday, holidays, Nowruz and season. The website calculation is an estimate for your dates and guest numbers; the final amount is what support confirms in writing before payment.

During this period, there is no online payment on the website or app. Payments go only to a card or account in the name of Ali Jorfy, receiving on AliJaa's behalf. All refund obligations in these terms apply to those payments.

The only official WhatsApp booking channel is 09370514658, reached through alijaa.com links. If the recipient name or destination card differs, dates or amounts change, a different number contacts you, or anything seems suspicious, do not pay. First call the published number 02191097811, 9 am–6 pm Tehran time.

10. Cancellations and refunds

Each property has one of the following cancellation policies, shown on its page and sent in writing before payment:

Flexible: cancel at least 1 day before check-in for a full refund. After that, the first night is deducted and the remainder refunded.

Moderate: cancel at least 3 days before check-in for a full refund. With less notice, the first night plus 15% of the remaining nights is deducted.

Strict: cancel at least 5 days before check-in and 25% of the total is deducted. With less notice, the first night plus 60% of the remaining nights is deducted.

Send a cancellation request in the same WhatsApp conversation. Its message time determines the calculation, measured against check-in date and time in Tehran time. Deductions use the paid accommodation amount, rounded down to the nearest 1,000 toman in the guest's favour. The remainder is refunded to the card or IBAN supplied within 7 working days of receipt.

11. Statutory consumer rights take precedence

12. House rules and guest responsibilities

13. Host responsibilities

14. AliJaa's responsibilities and limitations

15. Content and reviews

At this version's publication, guest reviews were unavailable and none were shown on property pages.

16. Communications

AliJaa text messages are only for sign-in codes. You initiate WhatsApp conversations; support may call or message to coordinate the same request or reservation.

Applicable e-commerce, consumer-protection and mandatory local laws govern these terms.

If a dispute arises, we first seek an amicable solution through AliJaa support. You may also submit a complaint through eNAMAD; competent courts have final jurisdiction.

Previous version — 1.0 (effective: )

This archived text is no longer updated. It applies to reservations confirmed while it was effective and payments made before the next version but confirmed afterwards; see Payments awaiting confirmation in the applicable terms.

1. About this document

This page sets out the terms of use for the AliJaa website and the relationship between guests, hosts and AliJaa. Read it carefully before booking or listing a property; it provides the basis for resolving disputes.

Using AliJaa, including searching, viewing a listing, submitting a booking request or creating an account, means accepting these terms. If you disagree, please do not use the service.

AliJaa may update these terms. Material updates change the version and effective date and apply from publication. Existing reservations remain governed by the version in force when submitted.

2. Key definitions

AliJaa is the software service providing this website. A host lists a property for short stays; a guest requests a reservation there. A property is presented with photos, amenities, prices and rules. A reservation is an agreement between guest and host for specified dates and guest numbers.

3. AliJaa's role

AliJaa does not provide accommodation, own or manage the properties, or prepare, clean or hand them over. We provide a platform for guests to find properties and hosts to present them and manage bookings.

Each reservation is an independent agreement between guest and host. AliJaa facilitates, records and follows it up and supports both parties when issues arise, without replacing either party.

AliJaa reviews properties and verifies host identity and ownership or letting rights before publication. Hosts who fail their obligations may be suspended or removed.

4. Current service availability

At this version's publication, AliJaa was in its launch phase. Listings shown were demonstration samples and could not be booked, as stated on the site. This clause was to be removed in a new version when real properties launched.

Features not yet enabled, including online payment and guest accounts, are expressly described as unavailable in this version to avoid misleading expectations.

5. Accounts

At this version's publication, guest accounts were unavailable. Visitors could search without an account and submit requests; My trips was stored only in the same browser and was not an account.

Hosts have accounts and sign in by verifying a mobile number. Each mobile number creates one account.

Anyone under 18 must use the service under parent or legal-guardian supervision. Account information must be accurate and current; false information may lead to suspension.

You are responsible for activity through your account. Accounts cannot be transferred or sold. Notify us promptly if you suspect unauthorised access.

6. Property details and prices

Hosts supply their property's photos, description, amenities, capacity, rules and prices. AliJaa reviews the information before publication, but the host remains responsible for accuracy.

Nightly prices may vary by weekday, public holiday, Nowruz and season. The amount shown for selected dates and guest numbers is calculated for that stay, with a breakdown of nights, extra guests and discounts before submission.

The map shows an approximate location. The exact address is shared after the reservation is confirmed.

7. Booking requests and confirmation

A submitted request is not a confirmed reservation. It is sent to the host and becomes confirmed only after host acceptance and fulfilment of the payment condition described under Payment.

If the host declines or does not respond within the deadline, the request is cancelled automatically and any amount paid is refunded in full.

Guest and host must check dates, guest numbers and stay conditions before confirmation. Changes afterwards require a new agreement.

8. Payment

At this version's publication, online payment was not enabled. Booking and payment were coordinated directly between guest, host and AliJaa support, with no website payment gateway.

The proposed online-payment model in this archived version was a 30% deposit, with the balance paid to the host at check-in. The host's share would be settled after guest arrival, not before, to protect both parties.

Before the first online payment, a new version of these terms with payment, refund and settlement details would be published for acceptance. Until then, no online financial commitment existed between the guest and AliJaa.

Bank-card information is never entered or stored on the AliJaa website.

9. Cancellations and refunds

Each property has one of the following three cancellation policies, shown on its page before a request is submitted:

Flexible: cancel at least 1 day before check-in for a full refund. Later cancellations deduct the first night and refund the remainder.

Moderate: cancel at least 3 days before check-in for a full refund. With less notice, the first night plus 15% of remaining nights is deducted.

Strict: cancel at least 5 days before check-in and 25% of the total is deducted. With less notice, the first night plus 60% of remaining nights is deducted.

If the host cancels or fails to hand over the property, the guest receives a full refund without deductions. AliJaa will try to suggest an alternative, which the guest can accept or decline.

If the property clearly differs from the listing, inform support before settling in so it can be investigated. Reporting after the stay can make investigation difficult or impossible.

10. House rules and guest responsibilities

Guest numbers must not exceed capacity. Check-in and check-out times, pet rules, event permissions and other property rules are shown on the listing and form part of the agreement.

Guests must return the property as received and are responsible for damage to it or its contents. Settlement is between guest and host.

Guests must comply with applicable local laws, building rules and neighbours' peace. Bringing, keeping or using prohibited items is not allowed.

The host may ask to see valid identification for the lead guest at check-in.

11. Host responsibilities

Hosts must provide accurate, current photos and information, maintain correct calendars and rates, and hand over the property clean and ready on the agreed date.

Hosts must own the property or have legal letting rights. AliJaa checks identity and ownership documents before publication.

A host cancelling a confirmed reservation without a valid reason may face temporary or permanent suspension.

12. AliJaa's responsibilities and limitations

AliJaa aims to keep information accurate and the service available, but does not guarantee error-free host information or uninterrupted access.

AliJaa's responsibility is limited to providing the software platform and following up obligations accepted in this document. Indirect losses, such as travel costs, lost opportunities or changed plans, are excluded.

This does not limit statutory rights under applicable e-commerce and consumer protection law.

13. User content and reviews

Users retain ownership of submitted text, photos and reviews, while allowing AliJaa to use them on the website, app and in presenting the service.

Unlawful, abusive, misleading or rights-infringing content may be removed.

Reviews on sample property pages in this archived version were illustrative, not real guest experiences, as labelled beside them. With real bookings, only guests who completed a stay would be eligible to review.

14. Communications

AliJaa used SMS and WhatsApp for booking coordination, mobile verification and essential updates. These service communications could not be disabled.

Marketing messages are separate and sent only with consent.

15. Suspension and service interruptions

AliJaa may suspend or block accounts that violate these terms, provide false information or harm others.

The service may be temporarily unavailable for maintenance or updates. We aim to keep interruptions short and announce them in advance when possible.

16. Governing law and disputes

Applicable e-commerce, consumer-protection and mandatory local laws govern these terms.

Contact AliJaa support first to seek an amicable resolution. If the dispute remains unresolved, the courts with jurisdiction under applicable law may hear it.

During force majeure, such as natural disasters, nationwide network outages or government restrictions, obligations that cannot be performed are suspended until conditions end.

17. Contact us

For questions about these terms, reservations or properties, contact AliJaa support on WhatsApp at 09370514658.
